Save capex before you pour concrete

Most of a school’s building cost is decided in the brief, not on site. Most of its running cost is decided by how many rooms sit empty. The orbit puts both decisions in front of people who have made them before.

Stage 1 · Before you build

Where the biggest savings live

  • Brief Review. A GLSN panel reads your brief and concept before you sign; one review a year is included for every Campus.
  • Right-size. The Spatial Audit shows what your programme actually needs; multi-use replaces single-use before it is drawn.
  • See before you design. A tour, or the virtual library, so you don’t pay to rediscover what already works.
  • Passive first. Orientation, shading, daylight and cross-ventilation designed in, so the energy bill is smaller for the life of the building.
Stage 2 · While you build

Spend with the network, not alone

  • Member procurement. Studio partners extend member pricing on furniture, lighting, acoustics and AV; the network buys as one.
  • Phase to the calendar. Build in summer breaks, open in phases, keep the school running and the loan smaller.
  • Peer design review. Your drawings at a Campfire, in front of heads who have lived with the mistakes you are about to make.
  • No rework. Teachers trained in Spatial Intelligence brief the architect properly the first time.
Stage 3 · After you build

Know what the building costs to run

  • Post-occupancy evaluation at six and eighteen months: which rooms work, which sit empty, what to change cheaply.
  • Opex tracking. Energy, maintenance, cleaning and utilisation per space, so the next decision has a number behind it.
  • Member Cost Benchmark. Anonymised capex per square foot and opex per student across member campuses — the dataset India doesn’t have.
  • Hand over to Run Better. Your estate team enters Estate Intelligence, and the numbers keep coming.

Tours are priced per seat and are not bundled into the fee; members receive 20–25% off published fares and first access to every itinerary. People United for Learning Spaces Exploration — India’s only convening dedicated entirely to learning spaces and school architecture. Non-members attend. Members present.

  1. 01The programme is member-sourced: Fellows, Awards winners, the tour cohort, Campus Diaries, student finalists, the State of Learning Spaces report.
  2. 02A live charrette: architects and teachers redesign a real member space on stage; the school builds it over summer and reports back the following year.
  3. 03The Build & Run Better hour: three members open their capex and opex numbers to the room; Estate Leaders present their cost-down projects.
  4. 04The close of PULSE opens the next orbit: theme, tour destination, Fellows call, student brief. No one leaves without a reason to return.
